3 Ways to Make Your Home Buying Process Stress Free

The home buying process can be stressful on every single person that is involved. Let’s be honest, there are a number of things that can go wrong, and end up costing you more money.  Here are 5 ways to ensure that your home buying process is a stress-free as possible.

Get Your Home Appraised
In today’s market, it is not enough to simply know that you have been pre-approved for financing is not good enough.  It does not guarantee that you will get your money when the deal closes.  Lenders will always want more from you – whether it is income verification, proof of down payment, and/or an appraisal of your home in order to make sure you didn’t overpay!  So, before you waive any finance conditions, make sure you have satisfied all of your lender’s requirements.  Home buying horror #1 – lenders refuse to advance money on the closing date because of incomplete information, or problems with the home’s appraisal.  Not only is this stressful, but it can also delay the closing date, incur extra moving expenses, and in the very worst case, buyers could forfeit their deposit on your home.

Take a Walk Around the Neighborhood
Obviously, no seller is going to disclose any stories about horrible neighbor or problems in the area. They may not even tell you about problems with their own property. Why?  Because they want you to buy their home!  So, when you are doing your home inspection, try having someone you know talk to your potential new neighbors and find out if they have seen any repair trucks at the home you are interested in and try to get a feel for the area – such as finding out if it is safe or kid-friendly?  Home buying horror #2 – buying a home in a horrible neighborhood In order to avoid this, make sure you work with a real estate agent who is familiar with the neighborhood so that he or she can steer you in the right direction and avoid any surprises after closing!

Tell them what you expect to get in your offer
When buying a property remember the old saying –  the devil is in the details. There is no such thing as too much detail.  Outline in clear language everything you expect to receive upon closing, this means listing everything you are expecting/asking for, including –  window coverings, drapes, garage door openers, and even 2 sets of keys and Key FOBs in a condo.  If the seller wants to take their favorite chandelier with them, make sure they install a cheaper fixture before closing so that you’re not left in the dark on moving day!
